NWMLS Market Snapshot – April 2021 Data

Looking at the data for April, we continue to see inventory still at an all-time low and prices of homes increasing. The data and images you see on this blog are for all the NWMLS.

Snohomish County had an Average Sales Price of $577,655, a huge 13% increase, for all property types over April 2020. King County’s Average Sales Price was $835,779, an increase of 11.5%, for all property types over April 2020.

Closed Sales Data

Snohomish County Median Days on Market decreased from 11 in April 2020 to 6 days, down 45.5%! King County Median Days on Market decreased from 11 days to 6 days, down 45.5%, matching Snohomish County!

Inventory Data

Snohomish County inventory is at less than 1 month of supply, down 47.1% from 1.7 months of supply in April 2020. King County is at 1.4 months of supply, down 30% from 2 months in April 2020. This is a slight increase in inventory level over what we saw last month. Good news? I hope so!

Bottom Line

Nearly the halfway point into 2021 and the market temperature is still a HOT seller’s market. Most homes for sale are receiving multiple offers.
