New listings dropped to 48 which is typical as we move deeper into December. Despite fewer fresh options, buyers stayed active and pushed pending sales up to 146 which is a strong signal of continued demand.

Closed sales eased slightly to 111 which reflects timing more than momentum, while price reductions fell sharply to 55. That drop suggests fewer sellers are making adjustments right now and many listings are either already positioned correctly or waiting until after the holidays.
