Weekly Trend Overview

After last week’s surge in new listings following the Fourth of July holiday, the market settled back into a more typical mid summer pattern. New listings, pending sales, and price reductions all pulled back, while closed sales ticked up slightly.

The encouraging takeaway is that buyers are still making decisions. Pending sales softened a bit, but homes continue to close at a steady pace. At the same time, fewer price reductions than last week could suggest sellers are becoming a little more realistic with their initial pricing, or that the rush of post holiday listings has passed.

Inventory remains healthy compared to earlier this year, so you still have choices and a bit more negotiating power than we’ve seen in recent spring markets. If you’ve been waiting for the right home, this continues to be a solid window to shop before the typical late summer slowdown.

Sellers

Well prepared and properly priced homes are still attracting buyers, but today’s market rewards strategy over wishful thinking. Buyers have options, so presentation and pricing matter more than ever. The homes that generate excitement early are still the ones seeing the strongest results.
